❌ 0/5 STARS - Gross Negligence, Defiant Incompetence, & Habitability Violations If you are considering renting from any property managed by PrideRock Capital Management (specifically The Glen at Bogey Hills in St. Charles, MO), let my nightmare be your warning. This corporate entity operates with zero administrative organization and a complete, intentional disregard for basic tenant rights and housing laws. 1. YEAR-LONG, UNRESOLVED ROOF LEAKS (Warranty of Habitability Breach)I have lived with an active, major ceiling leak every single time it rains for nearly a YEAR. I submitted multiple maintenance requests, only to be completely ghosted. When their maintenance team finally showed up months later, they literally told me I needed to figure out where the water was coming from before they would do anything. This severe structural neglect is a direct breach of the Implied Warranty of Habitability. You can also find many complaints online of the same issue. 2. TOTAL PEST INFESTATIONS Due to their broken, wide-open dryer vent lines that they refused to patch for two months, multiple wild birds successfully breached my apartment. I eventually had to pay out of my own pocket and physically repair the building's exterior vent myself because the office simply did not care. 3. MALICIOUS ADMINISTRATIVE INCOMPETENCE Dealing with the finance manager, Sandy, is an absolute nightmare. My ex and I spent over a month calling, emailing, and physically going into the office to get her removed from the lease contract. Sandy repeatedly provided completely contradictory rules and roadblocks solely to avoid updating the paperwork. Because they are so severely "behind on paperwork," my lease officially expired on June 6th with zero renewal options provided to me. When I properly submitted my written 30 days' notice to vacate by August 5th, Sandy tried to falsely claim I wasn't legally month-to-month. The moment I corrected her on basic property law, she literally hung up the phone on me. This issue has been noted by other residents as well. Summary: PrideRock Capital Management allows their local staff to duck phone calls, ignore critical structural damage, and hide behind corporate incompetence. They do not maintain their buildings, they do not respect their residents, and they rely on tenants not knowing the law so they can squeeze extra fees out of them. I will be taking my 9-month paper trail straight to the City Code Enforcement Division, the Health Department, and small claims court if necessary. Avoid this management company at all costs!

These folks do not maintain their properties. Trash, little maintenance, dog poop and dangerous conditions (instead of fixing a gate they chained it shut - the fire department had to cut it open to get to a fire at the complex) There have been multiple fires in the last 10 years. Really sad to see a property that was pretty nice go down hill - University Ridge Apartments Durham NC

My experience at Riverwalk has been deeply disappointing and, frankly, unacceptable. For a property that charges premium rent, the level of service, responsiveness, and basic operational competence has fallen far below what any resident should reasonably expect. The ongoing air conditioning issues are not a minor inconvenience; they are a serious failure of maintenance planning, system readiness, and resident care. The explanation that residents must wait up to 48 hours to feel any affect in their unit after the chiller has been online for the last five days is unreasonable and defies common sense. If the system is functioning properly, residents should not be expected to sit in overheated apartments for days while management offers vague timelines and technical excuses. Asking residents to tolerate trapped heat for that long is not a service standard; it is a sign of a system that is either inadequate, poorly maintained, or both. What makes this situation even more frustrating is that the problem appears predictable. Extreme heat does not arrive without warning, and a responsible property management team should have preventative maintenance, contingency planning, and clear communication protocols in place before residents are left uncomfortable in their own homes. Instead, the response feels reactive, dismissive, and insufficient. At this point, the issue is no longer just about air conditioning. It reflects a broader lack of oversight and accountability. Residents should not have to repeatedly push for basic comfort, nor should they be expected to accept temporary explanations for what appears to be a recurring and preventable failure. The current approach feels like a band-aid on a much larger problem. Riverwalk needs to do far better. Premium rent should come with reliable infrastructure, proactive maintenance, honest communication, and a management team that treats resident comfort as a priority rather than an inconvenience. Based on this experience, I would caution anyone considering this property to ask very direct questions about cooling performance, maintenance history, and how management handles urgent resident concerns before signing a lease.

Unbelievably poor management of an apartment community. Heritage Cove Apartments in Stuart, FL is unsafe and completely run down. The gutters have weeds, bushes, and even small trees growing from them. The trees are overgrown and not maintained and branches drop on the property and endanger residents. The trees are so overgrown that they cover many pole lights throughout the community and make it unsafe at night. Many have to drive through trees limbs to even park in a spot. The landscape is not at all maintained and residents continue to complain. I used to like living in a Priderock community, but not anymore. Hopefully they will take notice and improve the attention to the property.

I am filing this complaint against Lexington Crossing (Pride Rock administrated) in Gainesville, FL, due to multiple issues of unprofessional and unfair treatment regarding my lease agreements. I signed two separate lease contracts: A short-term lease for June–July 2025, which included a written addendum stating: β€œ$500 gift card will be awarded in September 2025.” A standard lease for July 2025–July 2026, which I later transferred to another person with management’s approval. I fully complied with and paid the June–July lease in full. This contract is completely independent from the long-term lease I transferred. Despite this, management has refused to issue the $500 gift card, claiming the transfer of my second lease disqualifies me. This is false and not supported by the addendum I signed, which I also had reviewed by a lawyer. Additionally, when I provided management with the contact details of the person taking over my lease, they went behind my back and pressured him to sign a brand-new lease directly with them instead. They offered him a $1,500 gift card to break away from my transfer. This was manipulative, unethical, and done in bad faith, undermining my rights as an existing tenant. Throughout this process, I experienced serious communication failures: different staff members gave me conflicting information, and I even have messages from staff confirming I would still receive the $500 gift card after transferring the second lease. On top of that, the property manager was extremely rude and disrespectful in person. I have documentary evidence of the signed addendum, screenshots of staff confirming my entitlement, and proof that I fulfilled the lease obligations. This situation should have been resolved easily, yet management’s actions have forced me to escalate. I respectfully request the BBB’s assistance in holding Lexington Crossing accountable. I am simply asking them to honor the written $500 gift card addendum that I rightfully earned by completing my lease.
